How a building is made decides how it behaves.

Green Agent is a deep-retrofit consultancy for London period property. We start with the fabric — the materials, and the way light, air and heat move through a house over time — because that is what decides how the building performs, and how it feels to live in.

Simply healthier homes.

I’m Duncan. My MSc in sustainable design at the University of Sydney focused on adaptive thermal comfort.

For over twenty years I’ve tested one line of inquiry across three London retrofits — from Keslake Road in 2003 to the current flagship at Gayton Crescent, Hampstead.

That work has been featured in the Financial Times.

We work on the fabric of existing buildings, because the way a building behaves depends on the materials it’s made from — and how it behaves shapes how the people inside it live, sleep and breathe. Get the fabric right, and the comfort, the running costs and the long life of the home follow as a consequence, not as features bolted on.

How we work →
Twenty years of consistent thinking

One line of inquiry, not three unrelated jobs.

2003
Keslake Road, NW6
A renewables-led scheme was refused on conservation grounds, so the house was made to perform through its fabric instead — and still reached an EPC of C. The origin of the fabric-first method.
2005–09
MSc, University of Sydney
Sustainable design, built around adaptive thermal comfort rather than the steady-state model. The academic origin of treating buildings as adaptive environmental systems.
2026–27
Gayton Crescent, Hampstead
A wider-than-average Victorian semi — the current flagship, and a third major residential retrofit. Occupation summer 2027.

Beyond the affluent

The premium work funds the consultancy. The bigger problem is the one worth solving.

Retrofit in the UK is too expensive, too fragmented, too slow. Policy, finance, supply chains, contractors and owners all pulling in different directions — a lot going on, none of it connected. Green Agent exists to be the agent for change in the existing housing stock.
